664 Collins Street and 699 Bourke Street, Melbourne
699 Bourke Street and 664 Collins Street in Melbourne is a landmark two tower development rising from the iconic curves of the Southern Cross Station rooftop in the heart of Melbourne’s CBD.
The development is built over a service deck above the station with one level of car parking and a public realm comprising of a pedestrian access way interconnecting Bourke and Collins Street.
Developed, constructed and owned by Mirvac in conjunction with TIAA-CREF, 699 Bourke and 664 Collins Street’s exceptional environmental design and sustainability initiatives have been made possible as a result of the design excellence of Grimshaw Architects, working in close collaboration with Mirvac and key anchor tenants.
699 Bourke Street is the new Victorian office of AGL Energy Limited (AGL) and offers an exceptional workplace environment to its 1,500 employees.
Mirvac worked closely with architect Grimshaw, and major tenant, AGL, to deliver an A-Grade office space that is designed to take advantage of the unique over-rail air-rights site.
Conceived as part of the Southern Cross Station Master Plan designed by Grimshaw in association with Jackson Architecture, 699 Bourke Street forms a considered backdrop to the roof of the station while providing a strategic connection between Melbourne’s Central Business District and the Docklands precinct.
Features
The building features premium services, a 360 panel solar farm supplying 90kW of electricity (the largest solar power system on a commercial office building in Melbourne), and over 19,000sqm of net office space across nine floors. With more than 275 bike racks and 360 lockers, the end-of trip facilities set a new benchmark in Australia for quality and amenity.
“Rising 64m above the rail environment, 699 Bourke Street offers an important opportunity to bring the built urban form of Docklands closer to Melbourne’s city centre. In doing so, our design seeks to unify the two precincts, delivering a building that not only responds to its urban context, but also delivers premium office space in a newly created Melbourne address.” - Grimshaw Partner, Neil Stonell.
664 Collins Street represents the final stage of the Southern Cross Station complex and will comprise 26,000 square metres of A-grade office space across nine levels. Pitcher Partners has pre-committed to over 9,000 square metres over 3.5 levels with a 12-year lease.
ExxonMobil has pre-committed to 7,100 square metres across three levels. AGL has also been recently announced as a major tenant committing to 6,000 square metres across two floors, taking the building to 100 per cent leased ahead of practical completion.
The signing of AGL has bolstered Mirvac’s long-standing relationship with the company, now a tenant in three flagship Mirvac buildings including 699 Bourke Street in Melbourne and EY Centre in Sydney.
“We are delighted to work with Mirvac to create a physical extension to our current office at 699 Bourke St, in a building that represents world leadership from a sustainability perspective. We intend to deliver a 5-star Green Star and 5-star NABERS environment through sustainable, efficient use of energy; including demand response, environmental design for efficient space utilisation and waste management, and a 180kW rooftop solar array supplied and installed by AGL to offset base building consumption.” - Executive General Manager Group Operations at AGL, Doug Jackson. 664 Collins Street is a modern light-filled nine level office building due to be completed in 2018. The combination of flexibility of design and occupational densities of 664 Collins Street provides a future proofed solution. The building is targeting a 5 Star Green Star Design and 5 Star NABERS Energy rating. It also embraces best in class tenant end-of-trip facilities, along with on-site car parking. “The fantastic location, the large expansive floor plates, which allow flexibility, and the innovative workplace technology integrated at 664 Collins make it a truly outstanding office building. “Sitting at the nexus of Melbourne CBD’s major transport hub, allowing easy access to adjacent amenity, the building is a vibrant, connected environment that will enable us to move to the next level of client service and allow us to create an exceptional workplace for our staff.” - Pitcher Partners Managing Partner, John Brazzale
