Mirvac commences construction on Trielle - progressing strong Victorian pipeline
Mirvac has commenced construction on its highly anticipated ~$400 million residential tower, Trielle, in the Yarra’s Edge precinct in Melbourne’s Docklands.
The milestone comes as the group moves ahead with several key projects in Melbourne this year as part of its $8bn Victorian development pipeline, including the completion of its latest build to rent offering, LIV Aston, the refurbished 380 St Kilda Road office building, commencement on The Albertine and Prince and Parade apartments and upcoming lodgement of a development application for Tower 12, the next Yarra’s Edge apartment project.
The tallest building to be built at the multi-award-winning Yarra’s Edge community, the 45-level, all-electric Trielle tower is designed to offer the most extensive and luxurious amenity to date and an unrepeatable waterfront position on the Collins Street axis of Melbourne, just 12 metres from the Yarra River, anticipated to reach practical completion in 2027.
Mirvac was joined by Minister for Precincts and Development Victoria, Colin Brooks to turn the first sod on Trielle, who said:
“The opening of Trielle marks a significant milestone in the continued transformation of Docklands - with excellent transport links and businesses, shops, cafes, bars and entertainment setting up there, it’s easy to see why more Victorians are choosing to call it home each year.”
Mirvac’s CEO of Development, Stuart Penklis said the commencement of construction on Trielle signifies Mirvac’s commitment to delivering much-needed housing in Victoria.
“The demand for quality homes in great locations is gaining momentum in Melbourne – especially from a trusted developer that can deliver thoughtfully designed and well-built homes. The recent announcement on changes to stamp duty concessions will help encourage more Victorians into the housing market. Along with a continued focus on boosting supply and increasing the efficiency of the planning system, these initiatives are critical to helping support new home construction and bring confidence back to the market.
“We are committed to delivering a range of apartments for downsizers, growing families and investors that are built for tomorrow, with more than 900 currently in progress in Melbourne across our build to rent and build to sell projects and will also bring our Mekko apartments at The Fabric in Altona North to the market in 2025,” Mr Penklis said.
“Trielle will deliver a legacy project to our vibrant waterfront precinct, drawing on over 50 years of experience to offer a new level of prestige and sophistication in apartment living in a location like nothing else in Melbourne.”
Trielle has been designed to benchmark against the 5 Star Green Star rating. The building will be fully electric and crafted to surpass existing eco-friendly construction regulations, featuring electric car charging, a unified electric heat pump system for hot water, facilities for collecting and repurposing rainwater and stormwater, along with induction stovetops as standard.
Elysa Anderson, Mirvac’s General Manager of Residential Victoria, believes that Trielle is unique in both its offering and location.
“With over 100 apartments already sold, Trielle is proving to be popular with downsizers and empty nesters, both singles and couples, and predominantly owner occupiers looking to take advantage of all that Yarra’s Edge has to offer, many of whom are repeat Mirvac customers who are attracted by our track-record as a trusted developer of high-quality homes.
“We have been curating and creating the Yarra’s Edge community for more than 20 years, and we are very proud of what is now a thriving community of more than 3,000 residents.
“Trielle will deliver an unprecedented level of luxury in an unrepeatable location - there is no other site in Melbourne that combines a lifestyle location with a waterfront position on the Collins St axis,” said Ms Anderson.
With architecture and interiors by Mirvac’s award-winning in-house design team, Mirvac Design, the Trielle tower will combine its exclusive location and north-facing riverfront orientation, with 191 generously sized one-, two-, three- and four-bedroom apartments, sub-penthouses and penthouses. Trielle is being built by Mirvac
Construction, the only business in Australia to have been awarded with the highest possible 5 Gold star iCIRT rating, a recognition issued by regulated rating agency Equifax.
“We are also delivering a new 130 metre section of the waterfront promenade directly in front of Trielle, which will feature a widened pathway, an upgraded sealed pavement, and a landscaped public forecourt with seating for the local community to enjoy,” said Ms Anderson.
Trielle’s Oasis wellness club will allow residents to experience a new standard of self-care with health-focused amenities such as a 25-metre lap pool, sauna, biophilic gym, and yoga and pilates room. Trielle’s piano lounge, known as The Salone, is a meaningful space designed for residents to unwind, connect and enjoy the apartment tower’s riverfront view.
Trielle will join Mirvac’s impressive Victorian apartments portfolio, which encompasses Voyager at Yarra’s Edge,
The Eastbourne’s luxury residences in East Melbourne, and FORME at Tullamore in Doncaster.
Yarra’s Edge is a coveted 14.5-hectare inner-city waterfront community located on the north-facing bank of the Yarra River that has been developed by Mirvac for more than 20 years. Yarra’s Edge is anticipated to include 2,300 dwellings once complete. Designed around wellbeing, Yarra’s Edge already features extensive parkland, state-of-the-art health and fitness facilities at Wharf Club and a marina, with future plans for a boutique retail hub to serve the local community, the broader Fishermans Bend, and Docklands areas.
