Mirvac restocks its residential pipeline in Queensland

The project has an estimated total end value of over $2bn and the potential to deliver over 7,300 residential lots, along with key social infrastructure. This includes state primary and secondary schools, multiple neighbourhood centres, and a proposed rail station, which will be complemented by a retail offering and extensive green open space. 

The site comprises three lots over 1,000 hectares and is located within the Logan City Council area approximately 38 kilometres from Brisbane’s CBD, close to Mirvac’s Everleigh project in Greenbank.

Mirvac’s CEO Development, Stuart Penklis, said: “We are delighted to be working with Pioneer Fortune to develop the site, where we can leverage our strong brand and track record in this growth corridor, following the success of our nearby Everleigh project. 

“This will be our largest masterplanned community to date in Queensland and presents Mirvac with a capital-efficient opportunity to restock our pipeline and apply our 52 years of experience in creating exceptional communities for our customers.”

Mirvac’s General Manager - Residential Development QLD, Warwick Bible, said: “Housing supply remains a critical issue, and this project is aligned to the Queensland Government’s ShapingSEQ 2023 blueprint to deliver 900,000 new homes in Queensland’s south-east by 2046. The site is a significant zoned landholding in Queensland and part of the State Government’s Greater Flagstone Priority Development Area.

“We look forward to working closely with government and the local community to bring this project to life and deliver much-needed housing to the region.”

Mirvac’s plans for the site will incorporate lessons from its recently completed Gainsborough Greens project on the Gold Coast, where it dedicated over 170 hectares as a nature reserve for residents and the wider community.

Mirvac intends to preserve a large green corridor within the project spanning over 400 hectares, providing a significant opportunity to regenerate and enhance the existing habitat and support a biodiverse environment.  

As part of Mirvac’s commitment to reconciliation and its focus on celebrating the history of its site, an Indigenous community centre is also planned within the development to provide a space for storytelling and learning.

Subject to development approvals, Mirvac expects to launch the development in FY25, with first settlements forecast to occur in FY27.
