Mirvac Launches Latest Victorian Residential Offering - The Albertine

Leading Australian property group, Mirvac, has revealed its latest prestige apartment offering, The Albertine, continuing a legacy of landmark residential addresses in Melbourne and bolstering its Victorian residential portfolio.

The 2,323sqm site located in the city-fringe St Kilda Road precinct was acquired by Mirvac in mid-2022 with permit approval. Formerly known as 31 Queens Lane, the ~$200 million residential offering will see ~100 large-format one, two, three and four bedroom apartments across 15 storeys, plus exclusive wellbeing-focused amenity. The sales campaign is set to launch in August.

The Albertine marks Mirvac’s third apartment launch announcement in Victoria in six months, following the successful sales launch of Trielle at Yarra’s Edge and recently announced permit approval of 699 Park Street in Brunswick, illustrating Mirvac’s continued confidence in the Victorian apartment market. Mirvac is also preparing to launch MEKKO, its collection of highly sustainable apartments at The Fabric, its future-forward masterplanned community in Altona North. 

Mirvac’s General Manager of Residential Victoria, Elysa Anderson, said The Albertine would reflect the quality of the Group’s highly successful apartment projects, The Melburnian on St Kilda Road, and The Eastbourne in East Melbourne.

Mirvac’s award-winning design team has created stunning interiors which are encapsulated in a unique and instantly recognisable façade. The building’s sweeping curves and organic forms encase a suite of residents-only, wellbeing-focused amenity, to be known as The Circadian Club, intended to echo a rejuvenating urban sanctuary, comprising an indoor pool and spa, state-of-the-art gym, yoga and pilates studio and sauna. The Elysian Room will be a residents exclusive dining space on level 10, enjoying sweeping views across Melbourne and beyond.

Crowning The Albertine on Levels 13 and 14, the Cumulus Residences have been designed to capture  Melbourne’s sparkling city skyline, Albert Park Lake and Port Phillip Bay via floor-to-ceiling glazing.

Future-ready by design following Mirvac’s amendments to the original permit approval, The Albertine will be fully electric with an average NatHERS energy efficiency rating of 7 stars.

Additional environmentally sustainable design (ESD) features will include water-efficient fittings, fixtures and appliances; communal electric vehicle charging stations; capacity for all parking spaces to upgrade to their own electric vehicle charging point; rainwater tanks and native planting species within the curated landscapes.

The Albertine will join Mirvac’s $6.8 billion Victorian residential development pipeline, which includes future planned apartment projects at 699 Park Street alongside Princes Hill, The Fabric at Altona North and Trielle at Yarra’s Edge; following on from the successful completion of iconic apartments at FORME, Folia and Phoenix at Apartments of Tullamore in Doncaster; Voyager at Yarra’s Edge and The Eastbourne’s luxury residences in East Melbourne.

Expressions of interest are now being registered for The Albertine by Mirvac, with the Brahman Perera styled Experience Gallery set to open in August and the official sales launch planned for September 2023.
